I would like to see downtown buildings co-mingled with commerce at street level; +15s commercial space interconnected with shops. Commercial space below ground level and above ground.
A world-class downtown will combine green space, public spaces, and opportunities for business. Make it a great place where people want to be and the problem is resolved. This is unitization.
There are so many great examples of downtowns that have pulled together to become a strong vibrant core with wonderful public spaces. The only way to change this is to encourage developers to share in the enhancement of this space instead of focusing on their divergent self interest.
